Green & Co provide a transparent, fully compliant fee schedule for tenants in South Oxfordshire. All fees comply with the Tenant Fees Act 2019. We believe in clarity — no hidden charges, no surprises.

Permitted Payments

What tenants pay

Under the Tenant Fees Act 2019, the payments a landlord or agent can require from a tenant are strictly limited. The following is our complete schedule of permitted tenant payments.

Holding Deposit
Maximum 1 week's rent
Paid to reserve the property while referencing is completed. Deducted from your first month's rent on successful completion. Held for a maximum of 15 calendar days (or agreed extended deadline).
Security Deposit (under £50k p.a. rent)
Maximum 5 weeks' rent
Held throughout the tenancy and protected in a government-approved scheme (TDS). Returned at the end of the tenancy less any agreed deductions for damage or unpaid rent.
Security Deposit (£50k+ p.a. rent)
Maximum 6 weeks' rent
The same terms as above apply. The higher cap reflects higher-value tenancies. All deposits are registered with a government-approved deposit protection scheme.
Rent
As agreed in tenancy agreement
Monthly rent as stated in the tenancy agreement. Green & Co collect rent on the due date by standing order and remit to the landlord promptly.
Changes to Tenancy (tenant request)
£50 inc. VAT per change
Where a tenant requests a variation to the tenancy agreement (e.g. change of occupant), a fee of £50 inc. VAT is chargeable, or the landlord's reasonable costs if higher.
Early Surrender (tenant request)
Landlord's reasonable losses
If a tenant wishes to leave before the end of a fixed term, they may be liable for the landlord's re-letting costs and any period of rental loss — up to the end of the original term.
What We Don't Charge

Fees we never charge tenants

The Tenant Fees Act 2019 prohibits a wide range of charges that were previously commonplace. Green & Co are fully compliant. We do not charge tenants for:

Viewing fees
Administration fees
Referencing fees
Credit check fees
Inventory check-in fees
Inventory check-out fees
Renewal or extension fees
Professional cleaning fees (unless specified as a default)

All fees are shown inclusive of VAT (current rate of 20%)

The Letting Service
90% of first month's rent. Tenancy processing (vetting, referencing, documentation and deposit registration): £120 per tenant.
The Premium Letting Service
12% of rent collected.
Full Management Service
15% of rent collected.
Tenancy Open
£84 (included within Full Management and Premium Letting Services). Testing of smoke alarms and carbon monoxide detectors, meter readings, notify utility companies.
Tenancy Close
£84 (included within Full Management and Premium Letting Services). Deposit discussions, notify utility companies.
Additional Property Visits / Work
£84 per visit / £84 per hour.
Annual Tenancy Review / Rent Assessment
£240.
Tenancy Deposit Adjustments
£60.
Legal Notice Service
£84 per notice (Section 8 or Section 21).
Landlord Withdrawal Fee
£440 beyond application stage; £600 beyond tenancy agreement.
Tenancy Deposit Dispute
£180 per hour per tenancy.
Non-Resident Landlords HMRC Submission
£84 per submission.
Additional HMRC Reporting
£84 per request / £180 per hour.
Annual Income & Expenditure Schedule
£84.
Deposit Transfer Fee
£84 per deposit.
