An estimate is not a valuation
Sold price data is the best starting point there is, and it is still only a starting point. It knows what the house next door went for. It does not know that yours has a loft conversion, a re-done kitchen, forty feet more garden or eighty years left on the lease — and on a single property those are worth more than the average.

No. It is a statistical estimate from nearby sales. It knows the postcode, the property type and the number of bedrooms. It does not know your extension, your south-facing garden, your new roof or your short lease. Only a visit can price those, which is why the estimate comes with a range rather than a single number.
