Tenants

What you can and cannot be asked to pay

We charge tenants nothing. The payments below are the ones the Tenant Fees Act 2019 permits anyone to ask for in England — the caps are set by the legislation, not by us.

Payments permitted under the Tenant Fees Act 2019
Holding deposit Capped at one week's rent, and it goes towards your first rent or deposit.
Tenancy deposit Capped at five weeks' rent where the annual rent is under £50,000, and six weeks' rent at or above it. Protected in a government-approved scheme.
Rent As set out in your tenancy agreement.
Utilities, council tax, TV licence and communications Where the tenancy makes them your responsibility.
Default charges Only those the legislation allows — for example a replacement key, or interest on rent more than 14 days late.

Charging a tenant for viewings, referencing, an inventory or a tenancy renewal is banned in England. If an agent asks you for one of those, that is a breach.

Do you charge tenants anything?

No. We do not charge tenants for any of our services. Under the Tenant Fees Act 2019 most fees to tenants are banned outright in England, and the only payments you can be asked for are listed above.

When is the landlord fee payable?

The tenant find element is payable once a tenancy is agreed and the tenant has moved in; the ongoing percentage is taken from the rent as it is collected. It is all set out in the terms of business you sign before we start.

Are these fees negotiable?

Talk to us. Multiple properties, or a portfolio moving across from another agent, is a different conversation from a single let — but whatever is agreed goes in writing before you instruct us.

What does it cost to sell through you?

Sales fees are quoted per property and confirmed in writing before you instruct us. Ring the office on 020 8226 4690 and we will tell you the figure.
