Ordinary lettings put two risks on the landlord: the tenant who stops paying, and the month where nobody is in. Guaranteed rent moves both of those onto us. You are paid on the same date regardless, and if a tenant falls into arrears that is our problem to solve, not yours.

Is guaranteed rent the same as a council lease?
No. A council or housing association lease is one way of achieving guaranteed income, but it is not the only one, and the terms are different. We will explain which arrangement we are proposing for your property and what it means for you.
Will I get less than the open-market rent?
Usually a little, yes — that is the trade for carrying none of the void or arrears risk. Whether the trade is worth it depends on your mortgage, your appetite for hassle and how the property lets. We will give you both figures so you can judge.
Who deals with the tenant?
We do. Referencing, the tenancy, inspections, repairs, renewals and any arrears are ours to handle. You get a statement.
What condition does my property need to be in?
Safe, compliant and lettable: valid gas and electrical certificates, working alarms, and nothing that would fail an inspection. We will tell you at the valuation if something needs doing first.
How long are the agreements?
It varies by property and by landlord, which is why we would rather talk it through than publish a single number. Everything is confirmed in writing before you commit.
