With guaranteed rent you are paid whether or not the tenant pays, and whether or not the property is empty between tenancies. For a mortgaged landlord, or anyone living abroad, that certainty is usually worth more than the last few per cent of headline rent.

Which level of service do most landlords choose?
Fully managed, and usually for the same reason: they do not want a tenant ringing them at seven on a Sunday about a boiler. Let only suits landlords who live nearby and enjoy the work.
Do you charge tenants anything?
No. We do not charge tenants for any of our services — referencing, the inventory and the tenancy agreement are all covered by the landlord fee.
How quickly can you let my property?
Well-priced homes in our core areas usually go under offer within one to two weeks, often to tenants already registered with us. If the asking rent will slow that down, we will tell you before you instruct us.
Can you take over a tenancy that is already running?
Yes. We will review the paperwork, check the compliance position — deposit protection, gas, EICR, licensing — and tell you honestly what needs putting right before we take it on.
